Nowadays, “going green” is the only way to go. As a result, “building green” and passive are growing in popularity everywhere. Passive commercial structures are built to significantly cut your carbon footprint and be energy efficient, including taking very little energy to cool or heat your property. It is both a building methodology and comfort standard. For owners everywhere, it means a reduction of your power bills as well.
To be classified as a passive construction, a commercial building must meet the best practices guidelines for keeping outside temperatures outside while maintaining a stable temperature inside. Furthermore, the air quality inside needs to be high-quality as well. These “best practices” were initially developed by the Passive House Institute (PHI) based on years of research. Today, they are used by thousands of architects, contractors, and developers worldwide. All structures designated “a passive” are built according to these standards for energy-efficiency and carbon footprint.
Passive buildings require good ventilation including maintaining interior temperature by keeping an air-tight environment. This might require continuous insulation, triple-paned windows, and an overall efficient air-quality control system. In addition, they also need to remove thermal bridging, a problem that occurs when the temperature is transferred from one object to another through physical contact.
Passive construction techniques can make your home up to 90% more energy-efficient than the average home today. This makes owning a passive building not only more comfortable but significantly cheaper to maintain. Furthermore, it’s good for the environment overall.
Commercial Passive Construction
All commercial buildings designated as a Passive must be built according to these standards:
- Thermal Bridge Free: Thermal bridging occurs when the temperature of an object is transferred to another object through physical contact. For example, when a metal support beam connects your living room floor to an outside wall, it makes your floor colder. Masonry chimneys, roofing joists, and balconies all have thermal bridging. The easiest way to fix the problem is to avoid building them in the first place.
- Airtight Construction: Large buildings can contain many cracks, gaps, and holes that allow outside air to seep in, heat to escape, and unwanted moisture to build. Therefore, Passive House buildings must be airtight and use thick, continuous insulation that plugs holes and allows for better airflow inside the building.
- Windows: In the summer, too much light through a window means your air conditioning has more work to do. In the winter, the opposite is true. Therefore, we recommend applying low-e coatings to your windows to regulate radiant heat transfer year-round. Low-e coatings can be fine-tuned to allow specific heat gains on individual windows, depending on where the windows are located on your building, and in what climate your building is located in.
- Ventilation: While air-tight insulation is good for keeping dirty air outside, it also means inside air gets stale. Therefore, installing a ventilation system that will push fresh air into your living space without adding moisture is a necessity.
Since Passive House buildings are airtight and super-insulated, they don’t need a super-sized heating and air conditioning system to keep their occupants comfortable and breathing easy. This also means all the money spent on windows, insulation, and ventilation upfront is money well spent. In fact, the larger your commercial or multifamily building is, the more quickly your savings will compound.
